Market Reality (May 2026)

Southlake at $800K-$1.2M: ~10-15 active listings hitting all criteria. Older traditional/Mediterranean homes from the 1990s-early 2000s, lots usually under 0.5 acre, often need updating. Carroll ISD intact across the city.

Lake Highlands at $800K-$1.2M: best inventory at this budget. Real mid-century stock (1950s-60s ranches), some renovated, some original. White Rock Lake adjacency adds 10-15% premium. Richardson ISD (RISD) - good but not Carroll-tier.

Highland Park / University Park at $1.2M-$1.5M: very tight. Mostly small lots, condos, or fixer-uppers. 4bd/pool/2,500 sqft at $1.5M is stretching - realistic floor is closer to $1.8M. HPISD is the prize but the math is hard.

The suburban family play. Best schools in DFW, top-tier amenities, master-planned feel. Architecture is conservative - traditional and Mediterranean. Zero MCM stock. Lots under half-acre at this budget. Pool is achievable but inventory is thin.

What to watch: "Country Walk" and "Stone Lakes" subdivisions hit $800K-$1.1M with pools regularly. "Foxborough" and "Timarron" are higher ($1.2M+). Look for original-owner homes from late 90s - usually well-maintained but cosmetically dated. Skip anything that says "estate sale" without seeing inspection first.
02 · Lake Highlands (RISD)
~$800K-$1.2M · ZIP 75238 / 75243

The architecture play. White Rock Lake adjacency, mature trees, real MCM stock from the 1950s-60s. Renovated ranch homes with pools regularly trade in your range. This is where Frank Lloyd Wright vibes live in Dallas. Schools are RISD - solid but check elementary boundaries.

What to watch: White Rock Valley, Forest Hills, Old Lake Highlands, and The Peninsula are the design-conscious pockets. "Bud Oglesby," "Howard Meyer," and "O'Neil Ford" in the listing description = serious architectural pedigree. Wyatt Circle, Edgemere, and Gaston Ave have legit MCM. Check elementary - Hexter and Stults are strong, others are uneven.
03 · Highland Park / University Park (HPISD)
~$1.2M-$1.5M (stretch) · ZIP 75205 / 75225

The status play. HPISD - the absolute best schools in Texas. Walkable, iconic Dallas. But $1.5M is genuinely tight. At this budget you're looking at small homes (under 2,500 sqft), townhouses, condos, or major fixers. 4bd / pool / 2,500+ sqft realistically starts at $1.8M.

Honest read: Push budget to $1.8M-$2M if HP is non-negotiable. Otherwise you'll be looking at compromise on either size, condition, or pool. Volk Estates, Loma Linda, and Mt. Vernon are the cheaper HP pockets. UP gets you into HPISD at slightly lower entry. Consider also Devonshire (Dallas, just outside HP) - architectural homes in HPISD-adjacent district at lower price.

My read: If schools are #1 priority, Southlake. If architecture + character + budget room is #1, Lake Highlands. If you can stretch to $2M and want HPISD prestige, Highland Park. The $1.5M HP option only works if you compromise on pool, sqft, or condition.
